Fake NHS References
Fraudulent tenant references are increasingly common. Always verify references independently and keep copies on file — they may be requested during a claim.

Fake employer, NHS, or university references are a growing problem in lettings. Fraudulent tenants may present convincing PDFs or email chains that do not stand up to basic verification.
Red flags
Generic Gmail addresses for 'HR', references returned unusually fast, mobile numbers only, or employers with no online presence. Always call the organisation on a publicly listed number — never the number on the application form alone.
Keep evidence
Store reference checks, ID copies, and your verification notes. If a claim later involves fraud or misrepresentation, your due diligence file supports recovery and policy terms.
