Unauthorised subletting or short-letting breaches most ASTs and can invalidate insurance. Screenshots of listings, guest reviews, and dates are time-sensitive evidence — collect them immediately.

Look for clauses on subletting, illegal use, and occupation limits. The ground for possession depends on what was agreed. A solicitor can advise whether a breach notice or different route applies.

Act fast

Listings can be removed quickly. Screenshot URLs, host profiles, and calendar availability. Send a formal letter requiring cessation and preserve proof of delivery.
